Bridges is a nonprofit organization dedicated to providing housing and support services to homeless high school students. We are committed to creating a safe and nurturing environment for our residents, ensuring they have the resources and support needed to succeed.
JOB SUMMARY:
The Property Manager is responsible for the overall maintenance and upkeep of our properties, ensuring they are safe, functional, and aesthetically pleasing. This role involves direct, routine, and after-hours repairs, coordinating with contractors, and overseeing all aspects of property maintenance.
KEY RESPONSIBILITIES
Maintenance and Upkeep:
- Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety standards.
- Perform routine maintenance tasks, including plumbing, electrical, HVAC, painting, and carpentry.
- Oversee landscaping, lawn care, and general property cleanliness.
- Clean out apartments after student moves out and store belongings per policy.
- Ensure apartments pass inspection by NHA.
Contract Management:
- Manage contracts related to property maintenance, including negotiating terms, overseeing contractor performance, and ensuring timely completion of projects.
- Coordinate with external vendors and contractors for specialized repairs and services.
- Ensure all work performed by contractors meets organizational standards and complies with local regulations.
Budget Management:
- Manage maintenance budgets, ensuring cost-effective use of resources.
- Track maintenance expenses and provide regular reports to the Executive Director.
Team Leadership:
- Schedule and prioritize maintenance tasks, ensuring efficient workflow and timely completion of work orders.
Student Support:
- Respond promptly to maintenance requests and concerns from students.
- Ensure a high level of customer satisfaction among students.
Administrative Duties:
- Maintain accurate records of maintenance activities, including work orders, inspections, and repairs.
- Ensure compliance with all safety regulations and organizational policies.
- Develop and implement preventive maintenance programs.
QUALIFICATIONS
- High school diploma or equivalent;
additional education orcertification in property management or maintenance is preferred.
- Minimum of 3-5 years of experience in property management or maintenance.
- Strong knowledge of building systems, including plumbing, electrical, HVAC, and carpentry.
- Excellent organizational and time management skills.
- Ability to manage multiple projects and tasks simultaneously.
- Strong leadership and communication skills.
- Proficiency in using maintenance tools.
- Valid driver's license and reliable transportation.
Physical Requirements:
- Ability to lift and carry heavy objects.
- Ability to work in various weather conditions.
- Ability to stand, walk, and climb ladders for extended periods.
- Ability to climb into crawl spaces, attics, and similar confined spaces.

Pay:
$16.00 - $19.00 per hour
Expected hours:
25 - 28 per week
