We are looking for an experienced On-site Property Maintenace Supervisor to supervise and coordinate activities of associates and outside contractors engaged in maintaining and repairing the physical structures of buildings and grounds by performing the following duties:
OUR PURPOSE:
To improve communities through real estate.
ESSENTIAL DUTIES AND RESPONSIBILITIES are listed below and will always include those specifically assigned by the immediate supervisor.
Direct associates and outside contractors in apartment renovation such as cleaning, painting, carpet replacement, counter repairs, appliance repairs, etc...
Directs associates and outside contractors in response to maintenance service requests.
Directs the associates and outside contractors in performing structural repairs to masonry, plumbing, woodwork, irrigation systems, swimming pools, spas, etc...
Responsible for correcting any known life-safety hazard at the site(s).
Obtain bids for work from outside contractors. Creates a proposal by assembling, analyzing, and submitting bids to the Community Manager with a recommendation for action.
Acknowledges receipt of all goods and materials delivered to the property for maintenance and repairs.
Supervises and approves all work performed at the site by outside contractors.
Conducts regular safety meetings with maintenance staff and is responsible for ensuring compliance with all Hazardous Materials and MSDS requirements.
Upon approval from the Community Manager, establish the work scheduled for maintenance staff.
Assist the Community Manager in planning and administering the maintenance budget &
day to day operations.
Participates in after-hour and emergency response and maintenance service requests.
Establishes and documents a preventative maintenance program for each community.
Creates and maintains a positive environment for staff and promotes a high-quality rental-living experience for the residents.

SUPERVISORY RESPONSIBILITIES:
Supervises the maintenance associates. Carries out supervisory responsibilities by the Fergmar policies and procedures and applicable laws. Responsibilities include recruiting, interviewing, hiring, and training associates;
planning safety standards, appraising performance, rewarding and disciplining associates, addressing complaints and resolving problems.
Requirements
QUALIFICATIONS:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, with disabilities to perform essential functions.
EDUCATION and/or EXPERIENCE:
Associate Degree or equivalent from a two-year college or technical school or two years of related experience and/or training;
or equivalent combinations of education and experience.
LANGUAGE SKILLS:

Ability to read, analyze, and interpret technical procedures and governmental regulations.
Ability to write legibly and clearly.
Ability to communicate with residents and other associates.
MATHEMATICAL SKILLS:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, rent per square foot, and other basic algebraic functions.
REASONING ABILITY:
Ability to solve practical problems and deal with a variety of frequently conflicting priorities.
Ability to interpret a variety of instructions furnished in written, oral, diagram, or scheduled form.
Ability to deal with residents in an empathetic, professional manner.
Having a good understanding of customer service concepts and applicability will be necessary for this position.
CERTIFICATES, LICENSES, REGISTRATIONS:
HVAC NCCER or state-certified
Valid state driver's license

While performing the duties of this job, the associate is frequently exposed to outside weather conditions. The associate is frequently exposed to outside weather conditions. The associate is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. The associate is frequently exposed to high-pressure demands from the property owner to maintain high occupancy (95% and higher) while promoting positive resident relations. The associate may be subject to frequent complaints and concerns from residents. The associate will be required to work overtime to complete reporting assignments.

Basic computer knowledge is necessary to enter and retrieve data from a computer and to program access gates and security systems via a computer.
