Requirements
Education/Certifications:
High School Diploma
Certification in First Aid and CPR (preferred but not mandatory)
OSHA Certifications (preferred but not mandatory)
Experience:
Minimum of 5 years' experience in multifamily renovation and managing large-scale capital projects.
Skills, Knowledge &
Abilities:
Proficiency in overseeing multiple projects across various properties
Expertise in interior renovations
Ability to coordinate and manage multiple subcontractor trades and suppliers
Skill in scheduling and managing interiors and capital projects
Strong focus on quality control for ongoing and completed trades work
Essential Duties:
Due Diligence:
Assist the Project Manager in preparing for due diligence, including contractor lists and follow-up tasks.
Provide on-site assistance during due diligence procedures.
Aid in follow-up actions regarding contractor proposals and due diligence items requiring further research.
Pre-Closing and Closing to Kickoff:
Collaborate with the Project Manager 45 days before closing to develop action plans for interior renovation mock-up units, clubhouse renovations, and other related tasks.
Assist in developing interior spec books and initiating bid scopes of work.
Coordinate pre-construction meetings and complete interior renovation mock-up units within 30 days of closing.
Post-Closing and Project Start:
Develop bid scope for major projects, initiate bid processes, and commit to scopes.
Coordinate unit renovations, including pre-walk inspections and scheduling.
Implement job site safety measures and provide necessary safety training.
Maintain project documentation and reporting, including daily logs, progress photos, and unit renovation schedules.
Conduct weekly coordination meetings with Property Management and contractors.
Assist in completing immediate needs prior to lender deadlines.
Construction Management:
Ensure quality control and adherence to project schedules.
Complete scope completion punch lists and final walks.
Manage warranties and participate in company-required training.
Compliance:
Adhere to company standards, health and safety regulations, and applicable laws.
Fulfill any additional duties or responsibilities as assigned.
