Townsend Heery is seeking an experienced Mechanical Project Manager to manage new/retrofit mechanical, plumbing and controls construction in the downtown Seattle area for a key, high-profile client.
Manage the coordination process for mechanical and plumbing preconstruction and construction with the internal and external design teams and contractors, ensuring overall installation follows the design requirements, operations and maintenance fundamentals, and quality standards.
Drive the mechanical and plumbing engineering for projects including requisite design reviews, contractor scope evaluation during pricing, shop drawings/BIM, submittals, and RFI’s.
Manage the review and approval process of major equipment (owner and contractor furnished) and assure that it is coordinated and complies with the design documents and program requirements.
Manage internal systems to track and close all mechanical and plumbing issues found in commissioning.
Lead the resolution of conflicts between the mechanical and plumbing systems with the contract documents, site logistics plan, and in compliance with the project schedule.
Lead the project team, contractor/subcontractors, owner’s consultants, and internal representatives to ensure optimal alignment and efficient mechanical and plumbing systems installation.
Conduct regular project walkthroughs with the MEP staff to ensure that work is proceeding in accordance with the contract documents, coordination drawings, and approved submittals.
Participate in schedule update meetings and provide the latest information for an informed and accurate schedule.
Assist with review, evaluation, and negotiation of all mechanical and plumbing change orders.
Prepare scope of work documents with a division of responsibility for trades and specific scopes of work for temporary operations.
Manage the overall turnover process including start-up, testing, commissioning and closeout.
Identify and inform field staff of difficult installation requirements in sufficient time to allow for proper planning and execution.
Coordination with owner site activities in order to minimize disruptions to ongoing operations.
