Summary
Performs various tasks associated with building and grounds within Midlink Business Park (MBP). Maintains, repairs, rebuilds and services small equipment as needed. Performs light painting and groundskeeping work (minor pruning, trash pick-up and irrigation repairs) Conducts minor electrical and HVAC repairs. Any other tasks assigned by the Facilities Manager,

High School diploma or equivalent
Minimum 10 years maintenance or related experience
HVAC certification is a plus, but not a requirement.
Knowledge of commercial roofing, welding (mig, tig and arc) and MEP a plus, but not required.
Knowledgeable with large and small pumps and valves
A working knowledge in rigging of large equipment and materials.
Proficient at computer and email skills
Self-starter with ability to complete tasks in a timely manner.
Physically mobile with reasonable accommodations including ability to push, pull, carry and lift to 100 lbs. and the ability to push, pull, reach, bend, twist, stoop, stack, crouch, climb, kneel and balance as part of performing job tasks.
Ability to define problems, collect data, establish facts and draw valid conclusions.
Ability to read technical manuals and drawings.
Valid Drivers' license required.
Requirements
Essential duties and Responsibilities
Conduct property inspections and submit deficiencies and/or request for expenditures associated with repairs, upkeep, and improvement to the Facility Manger.
Conduct building checks, including HVAC, plumbing, electrical and other facility systems.
Maintain MBP buildings and grounds;
identifies and addresses concerns with structures systems and equipment.
Perform scheduled and nonscheduled general repairs, installation and maintenance to ensure continuous and safe operation of MBP. Complete facility maintenance work requests and repairs.
Directly or indirectly support all exterior grounds activities, including snow removal, landscaping, grounds keeping, parking lot maintenance and other exterior areas as needed.
Perform painting, light carpentry and minor electrical and plumbing repairs.
Directly or indirectly support the installation, maintenance and repair of HVAC, electrical, plumbing system and water distribution including fire suppression.
Competent knowledge of OSHA safety standards, the use and care of tools and equipment used in facilities and grounds maintenance and property repairs.
Interact with tenants, visitors, customers and government officials and contractors in a professional, timely and courteous manner.
Prioritize work orders and requests;
collaborate with the Facilities Manager to develop project schedules.
Complete annual training for forklifts and aerial lifts.
Maintains inventory of tools and supplies, as well as recording serial and model number of new tools.
Perform all work to MBP standards and always maintain a professional and courteous demeanor.
On call every other weekend and vacation and the ability to assist either directly or indirectly during after-hour emergencies 7 days a week.
Perform other duties as may be assigned by Facilities Manager.
Salary Ranges:
$20-24 per hour
