· Legal Document Preparation:
Prepare drafts of legal memoranda and filings for real estate transactions, negotiations, and disputes.
· Transactional Work:
Draft, review, and assist in negotiations of various real estate documents, including purchase agreements, leases, contracts, and financing agreements. Ensure that the terms and conditions meet regulatory requirements.
· Due Diligence:
Conduct thorough legal research and due diligence to identify any potential legal issues or risks associated with a real estate transaction. This may involve reviewing property titles, survey reports, zoning regulations, and environmental assessments.
· Client Counseling:
Prepare recommendations pertaining to real estate, such as property rights, land use, zoning, construction, and regulatory compliance. Offer guidance on legal strategies, potential risks, and available options.
· Real Estate Development:
Assist clients with real estate development projects, including land acquisition, permits, zoning approvals, and construction contracts. Provide guidance on regulatory requirements and compliance.
· Property Disputes:
Prepare memoranda and recommendations, and assist with disputes and litigation related to real estate matters, such as boundary disputes, title disputes, landlord- tenant issues, and breach of contract claims.
· Title Examination:
Conduct title searches and examinations to verify ownership, liens, encumbrances, and other relevant information affecting the property. Identify and address any title issues that may impact the transaction or client's interests.
· Legal Compliance:
Stay updated on local, state, and federal real estate laws, regulations, and industry practices. Ensure clients' activities and transactions are in compliance with applicable laws and regulations.
· Coordinate with external legal providers, as necessary.
Requirements
Education:
LL.M. or JD
Experience:
3 years of experience as a lawyer.
Qualifying experience must include 3 years of experience in each of the following:
· Experience working as a lawyer with real estate and property law.
· Researching and applying corporate and business laws, with a focus on property registration, real estate, construction, and demolition laws.
· Analyzing the probable outcomes of complex cases using knowledge of legal precedents.
· Providing strategic advice, consulting, and preparing written opinions on points of property law.
· Defending clients' property interests on the Plaintiff and Defense side.
· Collecting, processing and advising about recorded property rights and restraining orders applied to real estate.
· Legal representation in property disputes and real estate registration issues.
· Legal representation in money confiscation, property claims and damage compensation disputes.
· Drafting and negotiating contracts, legal opinions and official letters.
· Drafting and negotiating distribution and services agreements, as well as other legal documents.
Benefits
Travel:
Position may be performed primarily from home in the Los Angeles, California area. Travel to client sites within normal commuting distance 1 – 3 days per week.
Hours:
40 hours per week
Salary:
$151,500 - $171,500 per year
