Townsend Heeryare seeking aConstruction Manager / Superintendentwith significant experience in the field overseeing contractors;
knowledge of design, construction, and operations;
an understanding of owner representation and requirements;
and detailed knowledge of scheduling, cost control, and project control techniques. The successful applicant will have a proven track record as a Construction Manager / Superintendent managing new, ground up construction, as well as additions and interior renovations.
Construction Manager typical responsibilities and duties include, but are not limited to the following:

Responsibilities
Understanding of project and program management principles, methods and techniques.
Set up project using through proper accounting procedures. Understands project cost reporting systems and can use them to accurately communicate the financial status of a project.
Establish and maintain a working relationship with the Client, based on a commitment to industry leading customer service that results in complete customer satisfaction and future project opportunities.
Manage the day-to-day project activities and resources to ensure projects and programs are proceeding according to scope, schedule, budget, and quality standards.
Conduct site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
Maintain project budgets. Review design and contractors' payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of monthly Job Cost Reports, adequacy of contingency, review of lien waiver and other documentation submitted by the Contractor.
Review A/E and Contractor proposals for completeness, revise as necessary, and negotiate best possible contract.
Review contract drawings and specifications for completeness and general compliance with commonly accepted architectural /engineering best practices.
Conduct meetings with appropriate parties and prepare minutes.
Analyze direct and indirect cost budgets including cost estimate back-up and coordinate with the Cost Advisory group performing estimates, spot quantity take-offs, and review of supporting documentation submitted by the architect, contractor, and subcontractors.
Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements, as well as review both Contractor and Architect’s qualification statements.
Partner with the Client, Architect, and Contractor, and assist with job specific procedures and adjust progress as necessary to insure timely completion of project.
Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team and key stakeholders.
Prepare or assist in preparation of documents (schedules, invoices, RFI’s, submittals, change orders, meeting minutes, inspections, closeout, client presentations) for design and construction and maintain information in project management software.
Work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation, and excellence.
Responsible for ensuring all aspects of client services are delivered at the highest level to ensure the client’s needs are addressed.
