Job Description
NVE is looking for a dedicated building operations specialist to provide construction monitoring and operations support to a Capital Renewal Project at a Federal Facility in Kansas City, MO. The Construction Manager would serve as a liaison for our Operations &
Management (O&
M) Team with the Construction Project team, providing coverage for continuity of operations. Candidate must possess 5 years experience with the knowledge, skills, and experience to monitor, operate, and maintain mechanical, electrical, automation controls, and fire/life safety systems. This position will collaborate with the night shift position to maintain continuous support for the project, including attending project related meetings and responding to operational issues as they relate to the project. The shift is M-F from 7 AM through 3 PM. The duration of the project is from July 1, 2024 through May 20, 2026, though there is a potential for extension of this work.
Essential Job Functions:
Serve as a liaison for the Operations &
Maintenance (O&
M) contract globally (all current and applicable O&
M contractual obligations, Mechanical, Electrical, Plumbing / HVAC /Fire Protection, etc.) and to provide coverage for continuity of operations for the GSA (Regional Office / Field Office) as it relates to the Façade Repair Capital Project.
Serve as building systems subject matter expert. Coordinate and communicate with project team(s) to provide guidance and building system knowledge to include locating equipment and system shut offs (water, power, etc.).
Duties to supervise and/or complete involve observing and interpreting readings on gauges, meters and charts which register various aspects of the system's operation, adjusting controls to insure safe and efficient operation of the system and to meet demands for the service provided, recording in logs various aspects of the system's operation, keeping the engines, machinery and equipment of the system in good working order.
Ability to navigate, troubleshoot, understand alarms and configuration of Niagara BAS
Review design documents or coordinate review with qualified onsite personnel familiar with the operations of the facility to provide comment on any negative impact of the proposed project design on building operations.
Coordinate with project team on schedule and sequence of work to identify proper areas to isolate and shut down each evening for planned work.
Communicate with NVE’s Project Manager regarding upcoming work and impacts to building operations.
Provide look ahead to NVE’s Project Manager for need of additional support (whether NVE or subcontracted support).
Reach out to 3rd party subcontractors, as necessary, if additional assistance is needed to cover critical building systems troubleshooting, repairs and emergency conditions that require outside local abilities and/or expertise.
Skills:
Ability to read Architectural blueprints and generate design concepts using available tools.
Demonstrates experience, skills and ability to ensure mechanical, and plumbing systems that provide an establishment with such services as heating, air-conditioning (cool, humidify, dehumidify, filter, and circulate air), steam or high temperature water.
Capable with basic office equipment to include cell phone, tablet, telephone, fax and copy scanner.
Moderate knowledge and use of Microsoft Suite of products including Excel, Outlook, and Word is desired.
Functional knowledge of Building Automation Systems and monitoring controls.
