Under the leadership of the Executive Director of Real Estate, the Commercial Property Manager oversees a team of three staff and is responsible for the complete operation of Letterman Digital Arts Center, an 843,000 square foot Class “A+” commercial office campus that includes four buildings and numerous amenities. As the Commercial Property Manager, your primary responsibility will be to oversee all aspects of leasing, marketing, portfolio management, planning building improvements, and operations and service activities for a commercial property. The goal is to optimize occupancy rates and drive business growth. The ideal candidate will possess exceptional leasing and marketing skills, an understanding of commercial real estate finance, and a proven track record of success in attracting high-quality tenants.
The campus features a 17-acre park, an underground parking garage for visitors and private use, car charging facilities, the Premier Theater, a Dining Commons with tenant food services, a childcare center, a fitness center, a public restaurant, and various other tenant amenities. This property is managed by a dedicated team of three staff members.
Leasing Strategy and Execution:
Develop and execute comprehensive marketing plans to attract prospective tenants and maintain a strong market presence.
Monitor marketing performance metrics and make data-driven adjustments to optimize marketing efforts.
Collaborate with leasing teams to create compelling marketing collateral, maintain web site presence, and promotional materials.
Conduct property tours, showcase available spaces, and negotiate lease terms and conditions.
Strategize stacking and movement of tenants in the building to maximize revenue and tenant satisfaction.
Perform thorough tenant screenings and due diligence to assess tenant suitability and financial viability.
2. Lease Negotiation and Administration:
Conduct financial analysis to analyze competing lease offers to determine the best opportunities for the property.
Collaborate with outside brokers to negotiate lease agreements and other legal documents, ensuring compliance with applicable laws, regulations, and company policies.
Collaborate with legal teams to review lease terms, resolve contractual issues, and ensure lease agreements are accurate and enforceable.
Manage lease administration, including lease renewals, amendments, and rent escalations.
Monitor rental payments, delinquencies, and lease expirations, and take appropriate actions to minimize financial risks.
3. Management and Reporting:
Monitor financial performance, analyze market trends, and provide recommendations for optimizing rental rates and maximizing revenue.
Prepare regular reports on leasing activities, occupancy rates, and market trends to stakeholders and senior management.
Collaborate with accounting teams to ensure accurate financial reporting and adherence to capital and operational budgetary guidelines.
Prepare and manage property budgets, revenue forecasts, and expense tracking related to building capital improvements, operations activities including engineering, janitorial, landscaping and all other similar service providers.
Collaborate with Skywalker security team to ensure best in class service for building access control, badging, executive protection and investigations.
4. Tenant Acquisition and Retention:
Provide excellent communications to manage tenant inquiries, requests for service and provide exceptional customer service throughout the term of the lease.
Develop and implement tenant retention strategies to minimize vacancies and ensure tenant satisfaction.
5. Special Events and Bookings:
Manage the marketing planning and services required for the use of a Theater, Dining Commons and Private Dining Rooms. Events may occur after hours and on weekends from time to time and may involve additional support or management by our hospitality group at Skywalker.
Requirements
Education / Experience:
Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field preferred. A master's degree is a plus.
Proven experience as a Class A Commercial Property Manager, with a strong focus on leasing and marketing within the commercial real estate industry.
In-depth knowledge of leasing principles, industry best practices, and marketing strategies.
Strong negotiation skills and a successful track record of securing lease agreements.
Excellent communication and interpersonal skills, with the ability to build and maintain relationships with tenants, vendors, and stakeholders.
Proficiency in property management software and marketing tools.
Solid understanding of financial principles, budgeting, and financial analysis.
Familiarity with legal and regulatory requirements related to leasing and property management.
Professional certifications such as Real Property Administrator (RPA) or Certified Property Manager (CPM) are desirable.
Required Skills / Competencies:
Ability to provide direction to management and staff within the organization.
Ability to understand, interpret, analyze, and develop consensus within an organizational climate, imposed by agencies with regulatory jurisdiction.
High-quality analytical skills, leadership, and exceptional relationship management competencies to understand the impact and sensitivity of security issues.

Experience with Yardi or similar accounting and tenant portal software
