LiveNjoy Residential, a dynamic and thriving real estate company, is seeking a driven and organized Property Manager to join our team. The ideal candidate will be passionate about the residential real estate industry and have a proven track record of managing properties effectively. As a Property Manager with LiveNjoy Residential, you will be responsible for overseeing the day-to-day operations of one of our residential properties, effectively communicating with tenants, handling maintenance requests, managing budgets, and ensuring that the properties are always up to our high standards.
Responsibilities
Oversee, manage and perform leasing activity - follow up on leads and approve application outstanding
Oversee, manage and perform renewals - work with office staff to ensure timely response and follow up on renewals
Actively manage customer satisfaction, respond to resident feedback, and ensure work order responsiveness to improve tenant retention rate
Review and follow up on collections daily with the team and make decisions on evictions, hold off agreements or other payment arrangements where required
Monitor all property work orders and supervise execution with maintenance personnel
Manage the make ready schedule and supervise the progress to ensure timely move ins
Oversee, manage and perform all move out reconciliations and provide residents with a final account statement - work with staff to ensure accurate and timely information to tenants upon move out
Ability to strategize, work hard and meet monthly budgets and goals for the property
Audit rent roll to monitor rent, lease expiration, MTM tenants, evictions
Submit all necessary HR paperwork to corporate (new hire, payroll, terminations, etc.)
Respond to all tenant inquiries and resolve any conflicts that arise in an efficient and professional manner
Effectively communicate with city, staff, owners, lenders, insurance or any other routine visits and inspections
Walk the property daily and conduct regular inspections to ensure the property is well-maintained and comply with safety regulations
Must attend emergency calls and assign work to the on-call maintenance
Perform other duties assigned
Requirements
High School Diploma or Equivalent required / College Degree preferred
4+ years’ experience as a Community Manager at a Multifamily property
Must have knowledge of leasing, renewal, collecting the rent, property management and maintenance staff handling
Experience with CAM or CAPS
Experience with ResMan
Excellent verbal and written communication skills to effectively work with residents and team members
Customer service experience
High sense of urgency, with the ability to meet deadlines
Ability to remain organized, professional, and respectful in challenging situations
